Add value to your site or purchase land quickly

While we can assist with land with no development angle, most of the requests we receive originate from developers. Accessing capital and properly structuring the component parts of the capital stack can make or break a real estate transaction. We can assist developers who have the track record and development expertise. Not all sites are spade ready and often these come at a premium or a reduced profit return so using land bridging should be an essential tool for every developer.

An example

An agreement to purchase a piece of land with without planning for £1m (this could be via an option/lock-out/exchange) with a time period to purchase 1-3 years, or a number of months after planning is obtained. The client progresses planning in the background using their own funds and team. Planning is granted on the site and now has a market value of £2m. Land finance is structured to provide £1m, 100% of purchase costs, but 50% of market value, to enable the developer to minimise their own capital. Following the purchase, we would work with the developer to structure development finance to build out the site or it is sold on.
